An existing site of 4800sqm contains a dilapidated warehouse and associated car park being home to company Spotless. The heritage facade facing Victoria Crescent is retained, while the underutilized warehouse space is demolished to make way for the proposed new buildings.

Design cues are taken from this existing facade on Victoria Crescent and a complimentary podium facade is inserted next to it. Behind this facade, and the existing, retail spaces are inserted to the street level interface. Behind that, two levels of carparking are added with access from Little Nicholson St. 11,000m2 of commercial office space over 4 levels is also included with appropriate setbacks to adjoining neighbours.

  1. Existing Site – The existing site of 4800.sqm
  2. The heritage facade is retained
  3. Design cues are taken from the existing facade on Victoria Crescent and a complimentary podium facade is inserted next to it
  4. 11,000m2 of commercial office space over 4 levels is added
  5. Two distinct volumes and allows the volume fronting Victoria Crescent to be stepped downward
  6. Childcare is inserted on top of the podium level
  7. The two volumes are then split by the placements of two central lift cores
  8. The sheared angles of the site are then reflected in the tower form
  9. Offset tower forms - share in the view potential to both the city and the Yarra river
  10. Soften building edges
  11. Garden walkway entrance - A pedestrian arcade entrance to the second tower is introduced from Victoria Crescent
  12. The building facade has been designed to reference the industrial character of the area
