1. The site lies within a vibrant retail strip that is undergoing significant urban regentrification, particularly over the last 10 years.
  2. Proposed demolition of existing structure while retaining the front facade.
  3. Proposed 8 storey building across the site.
  4. Create a tripartite arrangement - the existing heritage facade, the proposed podium form and the proposed tower form.
  5. Provide further setbacks to the upper tower form.
  6. Add in a feature glass entry box to Smith Street.
  7. Create vertical ribbed pattern to the podium box. The podium's simplicity provides as a visual break between the tower element and the heritage facade.
  8. Articulate the proposed tower element by incorporating a honeycomb pattern across the facade.
  9. Resulting building is complimentary to both the existing heritage building contained within the site, as well the greater surrounding environment.
